Property Overview
Recently purchased coastal property near Auckland overlooking the Hauraki Gulf. The home has a north-facing aspect with an expansive deck and strong potential for indoor–outdoor flow.

Design Vision
We are aiming for a high-end, modern coastal aesthetic with a Queenstown-inspired palette (dark tones, cedar, glass, and natural textures). The overall feel should be luxurious, warm, and seamless between indoor and outdoor spaces. Coastal neutral hamptons theme inside.

Exterior Design
Thinking these options : -

Exterior cladding to be painted FlaxPod black (Dulux) with matte black detailing/joinery
New decking: Vitex or hardwood timber
Glass balustrades to maximise ocean views
Strong emphasis on lighting design (subtle, architectural outdoor lighting) indoor lighting give maybe LED downlights/LED strip where appropriate.

Outdoor Living Area
We want to create a functional, high-end outdoor entertaining zone including:

Outdoor fireplace(seen in image)
Outdoor kitchen
Lounge seating area
Pergola structure

The design should maximise usability and connection to the main living space.

Interior Design
Style: Fresh, high-end coastal

Proposed palette:
Possible options - open to similar ideas : -

Walls & ceilings: Dulux Cardrona
Trims/doors: Dulux Ōkarito Half
Flooring: Light oak timber floors
Bedrooms: Warm sand-toned carpet
Furniture: Neutral, sand/off-white tones with natural textures

Layout Considerations

Investigate removing the front bedroom to create a larger open-plan living area
Install floor-to-ceiling glazing across the front façade to enhance views and indoor–outdoor flow
Extend deck over current garden area.
Under-deck space to be used for timber storage + stair access

Sleepout

Convert into a dedicated sleeping space
Remove kitchen
Install sleek, high-end bunk beds
Maintain a minimal, luxury feel
New colour costal scheme
Show high end bathroom that would be inkeeping

Rear of Property

Low-maintenance design required (holiday home)
Minimal landscaping, clean and simple finish preferred
