STRICTLY NO AI-GENERATED PLANS. I am looking for a talented architect or spatial designer to create comprehensive floor plans for a modern residential project. The plot footprint is 35m x 12m, and the structure will be a Basement + Ground + 2 Floors (B+G+2). Core Concept: This villa is uniquely designed to serve three separate families. The Ground and First floors will function as two attached, mirrored villa blocks (serving the first two families), while the entire Second floor will act as a standalone penthouse apartment for the third family. The primary focus of this contest is spatial planning and floor plan generation. While a few basic modern exterior 3D renders are required to convey the overall massing and style, heavy detailing on facade materials or landscaping is not necessary. The project is located in a very hot climate, so the layout should ideally consider thermal efficiency and cooling integration. Site & Orientation Constraints Orientation: The long axis of the villa (35m) must be oriented to face Northeast. Basement Access: The main entrance/ramp leading into the basement parking must be positioned on the right side of the front facade. Floor-by-Floor Requirements Basement (Ceiling Height: 3.75m) Shared Amenities: This level will be shared among the residents. Parking: Space for 8 vehicles, including provisions/clearances for EV charging stations. Spa & Wellness: A dedicated spa area featuring a sauna, steam room, and a small, dedicated makeup/haircut room. Gym: Spacious area to accommodate fitness equipment. Storage: Ample general storage space. (Note: No staff, driver, or maid quarters are required in the basement). Ground Floor (The 2 Attached Villas - Level 1) Layout Concept: The floor serves as the ground level for the two attached families. It must feature two main mirrored living areas positioned at the far ends (opposite sides) of the villa. The central core of the floor will house the main shared access and amenities. Vertical Circulation: Central elevator and main staircase. Kitchens: Two distinct kitchens are required: one "dirty" kitchen (heavy cooking) and one preparation kitchen. (Designers should propose how these serve the two ground-floor blocks). Washrooms: Separate powder room facilities for men and women serving the living areas. Utility: Dedicated laundry room. (Note: No outdoor connections like pools, BBQ areas, or shaded majlis are needed). First Floor (The 2 Attached Villas - Level 2) Layout Concept: This floor continues the two attached villa blocks, functioning as two separate, mirrored living quarters divided by the central stair/elevator core. Bedrooms: A total of 8 bedrooms across the floor (4 bedrooms for each family's side). Every bedroom must feature an en-suite bathroom and a walk-in closet. Secondary Spaces: Include functional spaces such as a family pantry, home office, or dedicated study room within each mirrored side. Second Floor (The 3rd Family Penthouse) Layout Concept: The entire second floor should be designed as a luxurious, single penthouse apartment dedicated to the third family. Master Suite: Must include luxury features such as dual vanities in the primary bathroom and a spacious sitting lounge. Secondary Spaces: Include a family pantry, office/study space, and any other appropriate residential amenities for a standalone apartment. Roof Access: The roof above the penthouse is strictly for MEP (Mechanical, Electrical, Plumbing) equipment and does not require recreational access or design. Required Deliverables To be considered for the prize, your contest entry must include: Floor Plans: Clean, fully dimensioned, and logically laid out 2D floor plans for the Basement, Ground, First, and Second floors, clearly showing how the three-family dynamic flows. Exterior Renders: A few basic 3D exterior renders to showcase a general modern architectural style. Furniture Inspiration: A mood board or visual references indicating furniture layouts and style inspirations for the interior spaces.

Your request is for a three storey building, with a basement. Ground floor to suit two separate residences, First floor to suit two separate residences. Second floor to suit one residence. This adds up to capacity for FIVE families, not three. You mention a front facade but do not tell us where the facade is. Is it on the long side facing northeast?

Hello Sir, Hope you are doing great. I am currently working on your project, and I have some inquiries : 1- The ramp to the basement would be almost 30 meters long; do we have to accommodate that length inside the basement, or can we start it earlier in the landscape outside? 2- Regarding the Laundry in the two attached villas, is it shared, or should each have its own? 3- Are the 8 parking slots a must? Or can we compromise

Hi, I have one conceptual question before developing the floor plans. Should this project be understood as three independent residences within one building, or rather as a single multigenerational family home where three related families live together while sharing certain spaces? This clarification would help define the degree of independence between Family 1 and Family 2. In particular: Are the dirty kitchen, preparation kitchen, laundry and powder rooms intended to be shared by Families 1 and 2, or should each mirrored villa have its own independent service spaces? Is the central staircase and elevator the only vertical circulation, or are private internal stairs within each villa also acceptable? Should the two mirrored villa blocks have independent main entrances from the exterior, or should both be accessed through the shared central entrance?
