I am looking for a California Licensed Architect to address 2nd-round plan check comments from the City of Newark, Alameda County, CA for a new single-family dwelling. The goal is to prepare a complete re-submittal package, respond to all outstanding comments, and work with the City through to permit approval. Latest CAD file will be provided. A full comment tracker (Google Sheets) with all outstanding items, priorities, assigned parties, and status is available here: [login to view URL] SCOPE OF WORK (Latest CAD file will be provided): 1. Review the full 2nd plan check comment letter and existing plan set 2. Prepare a written response document addressing each comment with specific sheet/detail references 3. Revise architectural plans to resolve all outstanding comments, including: Site Plan / Cover Sheet (G.0, G.4), Floor Plans (A.1), Roof, Ventilation & Insulation (A.3, A.4, A.5, AD.1), Electrical / Lighting (A.4), Title 24 / Energy (T-24A), CalGreen (CG-1, CG-2), Stamps & Signatures and any other comments from City. 4. Review and address MEP and Energy info as needed (2nd HVAC unit discrepancy, plumbing fixture unit schedule, exhaust fans, dryer duct, combustion air calc) 5. Assemble the complete re-submittal package for all comments in the letter and submit to the City of Newark via their online portal. Be available to have informal review or work with City before submissions to avoid back and forth. 6. Coordinate with City reviewers through final permit approval 7.
