I own a rectangular corner plot measuring 85 feet × 53 feet, with roads along both the 85-foot and 53-foot sides. The 85-foot side faces southeast (SE), while the 53-foot side faces southwest (SW). There is a strong possibility that the opposite 85-foot side will also have a road in the future. Effectively, this makes the plot a three-side road–facing property. Project Overview I am planning to develop a mixed-use residential property (rental-cum-personal) on the right side of the plot, with a green/open area on the left side. The design should accommodate current needs while also allowing future flexibility and upgrades. Site & Entry Requirements Primary entrance to be from the existing Southeast (SE) facing road, located near the right-side corner of the plot. Secondary entrance to be from the existing Southwest (SW) facing road, near the top corner of the plot. Entrances should be planned to ensure privacy and independent access where required. Stilt Floor (Ground Floor) The ground floor will be a stilt floor and should include: Parking space for 5–6 cars Generator room Small kitchen Guard room with attached toilet Staircase Provision for a future elevator (shaft and structural planning) Note: While the elevator will not be installed initially, adequate provision must be made so it can be added easily in the future. Rental Floor (First Floor) The first floor above the stilt level will be hybrid rental floor, designed for long-term rental as well as short-term use (e.g., Airbnb). The rental floor should include: Common staircase / elevator lobby Two (2) × 1 BHK units One (1) × 2 BHK unit Balcony for each flat Design & Functional Requirements: The 2 BHK should be planned so it can be converted into two independent 1 BHK units if required in the future. Master bedroom size: minimum 12 ft × 14 ft Kitchen size: minimum 8 ft × 8 ft All rooms must have adequate natural light and cross-ventilation At least two flats on the rental floor (one 1 BHK and one 2 BHK) should be park-facing, if feasible The entrance/lobby of each floor should be mutually exclusive to ensure privacy and independent access Personal Floors (Second & Second-and-Half Floors) The second and second-and-half floors will be for personal use, designed as a duplex unit. Key Requirements: Internal private staircase connecting both personal floors Minimum 5 bedrooms Bedroom size: minimum 12 ft × 14 ft Bathrooms: Two bathrooms on one floor One bathroom on the top floor Pooja room Entrance foyer Lift & Staircase Requirements Elevator not required immediately, but full provision (shaft, layout, structural planning) must be made Staircase width to be minimum 4.5 feet Sustainability & Technical Considerations The design must incorporate provisions for: Waste management system Rainwater harvesting Borewell / water boring Solar power installation Proper electrical earthing Seismic-resistant structural design Regulatory & Legal Parameters Design must comply with applicable local bylaws and regulations, including: Maximum building height: 21 m FAR: 1.75 Setbacks (in meters): Front: 2 m Left: 2 m Right: 2 m Back: 2 m Stilt floor parking height: 3 m Queries to Be Addressed Before Finalizing the Contract Please provide clarity on the following before proceeding: Do you have any questions or clarifications regarding the above requirements?
