I'm mainly looking for reviewing the floor plan to see if there are any layout issues and if some areas can be optimized. I've listed the different areas by floor below and noted some things I know I need direction on, but please check if you see any other issues on anything not mentioned! Please let me know if you have any questions. Thank you! For example, I know the master bathroom layout needs work. I've listed the floors below with a description of some of the areas. I also need help with finalizing the window count, placement, sizing, and design (e.g. grills or no grills on the windows). The builder recommended making windows we want to open 3ft wide for cost and time purposes. Here is some information about design parameters and questions I was hoping for feedback on. Whole Home Parameters: * We’d like all the toilets to face either the right side or the left side of the house. * The back of the house is the darkest so I tried having windows be on the right side or left side instead of the back (for example the bedroom on the first floor and Bedroom 1 on the second floor. Both rooms have their windows on the left side because it'll get more light than if the windows were on the back side of the house. Basement Feedback: 1. Window Placement We like natural sunlight. I did shadow mapping projections (the back of the house faces North East) and unfortunately it looks like the second floor cantilever will block light on the back right side of the house. The shadow projection showed the corner between the office bumpout and the right side always being covered, so I was thinking of not putting a window there. There would just be the two windows as shown on the rear right side. I don’t know if we can add a window on the right side of the house. That’s going to depend on the elevation once they dig for the foundation. If it's helpful, I can send you a Google Drive Link with videos of the shadow mapping. 2. Kitchenette Placement/layout - we want space for a sink, a full size fridge, and a counter. We don’t need a cooktop 3. The open area was left for kids to play in and have a ping pong table and a sitting area. First Floor: 1. The left side is an In-law side apartment with a shared living room and separate external entrance. The idea is the in-law doesn't need to come into the main part of the house unless they want to. Currently it’s not shown because I'm not entirely sure where to put it. I do want a fully functional kitchen with a sink, dishwasher, fridge, and cooktop. It's not visible in the picture but the counter at the bottom part of the kitchen was going to be bar stool seating on one side. I added a small laundry room to the right of the kitchen. 2. Family room windows - We currently have two windows on the right side. We wanted to leave wall space for either placing wall art or seating. 3. External door location. The door going for a future deck is currently in the sunroom area on the top of the kitchen. We have the external door on the left side of the sunroom so if a deck is added, it covers an area of the basement that will not get much sunlight with or without a deck over it. We currently have it as a double door with windows that don't open on both sides, but we're debating about removing those windows and just keeping the double doors. 4. Stair halls - Is the hallway wide enough between the dining room and stairs? We initially wanted 48 inch wide stairs but it makes the hallway between the top of the dining room and the staircase tight. Second Floor: 1. For the master bathroom, we’d like a double shower so that there is a shower head on each side of the shower. I added a picture of a sample double shower we like. The bathroom ceiling slopes on the right and left side from 8ft to 6ft over a 2 foot width so I was trying to avoid having the sink on that wall because I'm thinking it will look small with a counter and mirror mounted on a wall that is only 6ft high. One thing I was considering was just putting the wall two feet further from the edge so that the counter and mirror would be against the wall once the ceiling height is 6feet. There would be two feet of additional dead space behind the wall but maybe I can make that a small storage area. The other option was moving the counter and mirror to either the bottom wall or door side wall of the bathroom. The bottom wall won't work because that's the only place a window can be. This area is where we need a lot of direction, especially with the placement of everything. 2. For Bedroom 1, I was debating switching the closet and bathroom locations so that the bathroom has a window, but I thought it would feel odd having the bed next to the bathroom door. 3. For Bedroom 4, I wanted to see if the entry has enough space for furniture to pass through and also if the bathroom/closet layout should change. I initially had the bathroom ensuite as 8x5 instead of the current 5x8 but the toilet placement wouldn't be the way we wanted it, so I switched the direction.
