In easy words, I need a property booking system like Kigo.net.
Not that much complex, but with most of it's features, which are going to be used in Travel Agency for renting apartments, rooms, villas with pools and similar.
Reservation manager where all the bookings will be entered.
Channel Manager with synchronization with other portals like AirBNB, Wimdu, Atraveo, HomeAway etc. - where entered booking will be synchronized with other portal's calendars.
A Website for apartments, rooms, villas renting which will be also connected to Reservation Manager, with backend for adding properties, prices, extra services, discount possibility etc.
Phone App which could show the bookings once the system admin is logged in, search possibility to search for a particular booking and search ability for properties, to see which apartment, rooms or hotel is free at given date, for example to see a list of free apartments today and for how long they are free, 1 day, 3 days etc..
Behind those main components there would be more databases needed like a base for entering data about house owners, partners, guests, cleaning schedules.. Database about system users, admins, with possibility to change privileges for user types. Reservation Manager should have a visual representation of all bookings (similar to attached screenshot), check-in / check-out list, ability to export list of all bookings for a given date, removing the guests from list once they arrived. Bookings should have integrated calculations where the total sum for the booking should be calculated by the given renting period, renting price and eventual additional services. There should be ability to print a voucher for the guest once the booking is made, sending an email confirmation. There should also be reservation status like "confirmed, in progress, etc", possibility to create optional reservation for ex. 3 days and get notification if optional booking is not confirmed and payed once the 3 days have passed. Possibility for printing various reports like total earnings from a selected reservations, earnings from all bookings made for one property, villa etc, and more types of reports.

I have been to Kigo website & checked their video.
My understanding about Kigo: Kigo has developed web software for Property Reservation, Channel Manager & Revenue Management.
Till now I am not sure if this is all in one system or different-2 systems that user can take membership. I believe these are different-2 systems though.
So do you want this system built for yourself or do you also want it to use as a services for other companies.
I understand that channel Manager will sync booking from portals like AirBnb, HomeAway, Wimdu, etc. Using their public api.
Reservation manage will be used to track the bookings.
There will be many templates using that users can create their website.
My concern is budget, as such system may take lot of time & need a high budget.
Also I'll need to discuss on each requirement in detail.
