I need a complete structural package for a 40' × 40' hybrid post-and-beam monitor barn that will carry a conventionally framed second-story studio on the raised center section. Cost-effectiveness drives every decision on this build, so the engineering should balance code-compliant strength with a lean material schedule and straightforward joinery or hardware that keeps labor in check. Barn core • Lower level: traditional post-and-beam layout with proper footing, slab, sill and bracing details. The lower center section needs to have a minimum 10’ ceiling, the two lower wings can be standard heights. • Upper center section: stick-framed walls and roof that create a clearspan, open-floor-plan studio (no interior load-bearing walls). Material preference Locally grown hemlock is abundant here and I would like to use it wherever structurally feasible—please account for its allowable stresses in the calculations and specify any dimensional or treatment adjustments needed to satisfy code. What I’m expecting from you 1. Full structural calculations for posts, beams, rafters, purlins, floor joists and connections, stamped for my state (let me know which jurisdictions you can stamp). 2. Permit-ready blueprints in PDF and CAD, including framing plans, elevations, sections, connection details and a concise material takeoff. 3. Coordination notes or sketches if steel plates, engineered lumber or other hybrid elements prove more economical than all-wood members. 4. One revision cycle after the initial plan review with my local building official. I’m comfortable discussing alternatives—such as a pre fabricated second floor lifted into place with a crain, bolt-together steel connectors, or tweaking bay widths—so long as the open studio floor remains unobstructed and we stay on the cost-effective path. In addition the three bay first floor should be open with only posts separating the bays. Maximum space between posts is best. If you have recent barn or post-and-beam experience, especially with hemlock, send over sample drawings and your turnaround timeline and let’s get started.
