Residential property investor living in England looking for a skilled lead generation expert to generate leads from motivated property sellers at discounted prices.

I offer a fast property buying service for people who need to sell their houses quickly. The property seller may want to release equity quickly, sell and rent back, be in financial difficulty, going through repossession, bankruptcy, divorce, moving abroad, relocating, or just want a fast and hassle free cash sale of their home.

I am looking for leads to be generated initially in Staffordshire and the surrounding counties. As a trial run, I will pay £5 per lead for 20 leads with complete information. If this initial project generates high quality leads, I will be looking to employ someone long term with the intention of building a sizeable property portfolio and developing a long term business relationship.

The selected bidder must be able to consistently generate leads from homeowners in the UK who will sell their property at 82% or below the market value in return for a quick sale. On receipt of the leads by email I will call the property seller to discuss the situation with a view to converting the lead into a ready made deal.

To do the work you may wish to set up, host and run a website to attract motivated sellers. The website is then advertised on various search engines such as GOOGLE and YAHOO and will contain relevant keywords that have proven to be effective in generating traffic to the website from motivated sellers.

The seller will have typed into google words and phrases such as; "sell house fast" "sell house quick" "sell my house quick" "quick sale of house" "repossession help" "sell my house fast" "property bought for cash" "cash buyer wanted". Using these keywords and others will help drive the property sellers to the bidders website.

## Deliverables

1. This is a serious long term project. No fake bids, comments, posts or spams to be submitted. To generate leads people should not be spammed.

2. Please do not bid before you tell me how you propose to generate the leads and how you would like to track the leads.

Please send me a comment/post about your methodology.

3. When you bid, please let me know if you will agree to work on a fixed monthly payment for each 20 leads generated.

4. If I get any leads that cannot be contacted, any leads outside of Staffordshire or the surrounding counties, or the seller has said that they will not consider 82% or below 82% of the open market value, this will be classed as a dud lead and will not be paid for. I will then expect a replacement lead to be provided.

5. I will pay, initially for the first 20 leads, £5 for every contactable lead generated which is within my target area and where the 82% market value or below requirement is satisfied.

6. There is the possibility of a continuing relationship past the initial 20 leads generated; however this is not part of the current project or deliverables.

7. A website may need to be created for the purpose of attracting motivated UK property sellers to the site to leave their details. This website will remain the property of the coder _**I will only be paying for the generated leads and not the website.

8. The successful bidder must put together a templated form which must be sent by email to the lead buyer. The emailed form must contain answers to all of the following questions:

9) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done.

10) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables):

a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment.

b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request.

11) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).

## Platform

Online, Internet, Internet Browser, Microsoft Word, Microsoft Excel. The project will run on Windows XP and leads should be provided by email.

I use Outlook Express to manage all of the emails.
