Create a structural model of a 110 story steel-framed tower like the original twin towers in New York. It can be simple, like this:

Model will have central core structure, perimeter structure, and floors. Strength must allow the model to stand without collapsing.
Remove the 95th story completely, so that the top 14 stories are hanging in mid-air.
Drop top 14-stories on 95 stories below, and see what happens. It is expected that the tower will not be completely destroyed.
Export animations of various trial runs, adjusting parameters.
