Executive Summary
Global healthcare can be defined as an emerging growth industry. Last year, 20 billion dollars was spent by medical tourists. According to Marco Vinicio Ruiz, the Costa Rican Minister for Foreign Trade, the total income generated from tourists who visited Costa Rica for medical treatment in 2007 was 3.6 billion. By 2010, Ruiz expects that number to be 6.5 billion. Experts predict that global healthcare will be a 100 billion dollar industry by the year 2012.
Kenara Capital was formed to capitalize on the burgeoning medical/dental tourism market in Costa Rica. We are offering a world class health care along with a fabulous vacation destination. Simply put, we are combining affordable health care with fun and relaxation.
Kenara Capital has secured a 442 acre waterfront property 45 minutes from an international airport. We will build and offer the world’s first medical timeshares. Our medical facilities will be located just 200 meters from our waterfront timeshare hotel/resort and spa. The property is one of a kind and irreplaceable. Unlike the city, our setting is conducive to relaxation and healing. Visitors to our property will enjoy an abundance of wildlife including monkeys, exotic birds, turtles, spectacular sunsets, and marine life, in a majestic secure setting.
1.1 Objectives
The primary objectives of our organization are to:
• Become a profitable organization offering world class, affordable healthcare in a vacation atmosphere.
• Maintain a medical facility of licensed and experienced personnel.
• Develop a solid, corporate, dependable identity in our specified, targeted market area.
• Establish good working relationships and begin working as a team, promoting communication and suggestions from all participants.

We believe the above-mentioned objectives are attainable because of the commitment, professionalism, and diligence of the principals of our organization. Our property was appraised at 134 million in 2003. In 2007 the appraisal was 202 million. Based on current economic conditions, the realistic disposition value of our property as of January 2009 is 167 million.
We have an approved master plan and permits. Phase one of our development will take 36 months to complete. Phase one includes a 250 room five star hotel (of which 225 rooms will be sold as medical timeshares), a golf course, tennis facility, running and mountain bike trails, and a desalination plant. The net profits from our phase one medical timeshare sales will be 150 million (see attached). Our selected JV/equity partner can expect a 100% return on their investment. The permit process took ten years and eighteen million dollars to complete. With permits in place, we are ready to move forward.
For $39,500.00, our buyers will receive a spectacular one week vacation destination for the rest of their life. In addition, they will receive $10,000 towards medical and dental care, of which they can use $2,500.00 per year for the first four years. Buyers are receiving $2,500.00 per year for the first four years that you, your kids, or friends, may use towards medical and dental care. The $2,500.00 is fully transferable. Since we are giving back $10,000 in medical and dental credits, the net cost for our timeshares is only $29,500.00. There are no comparable offers in this market.
