Real Estate Listing Web Site

I have a site: [[login to view URL]][1] . I have Open Realty ( [[login to view URL]][2] )installed on it, but I need it to be more professional. I want the newest version of Open Realty installed with Mambo or Joomla CMS. I want it to look nice and will probably be purchasing a template to be integrated with it. I also need paypal ability. I know someone created a module for it and I can buy that or if you can create a better one, that would be better. The paypal has to let them pay for there listing package (which I have to be able to change). Also, I need Ad management integration, were ads will rotate and customers can pay for the ads and have tracking, paypal has to work with that also. They should be able to pay by the month or year, and it should automatically bill them. I will need some custom search fields and a few other custom things to make it act as it should for the template. The idea of this site is: my customers (realtors) will pay me to be listed on my site, then they can list houses too, based on how many they want to list. They will have there own login for admin of the houses they list, and they would have login for ads as well, I would like it itegrated as well as possible. This should not be to hard for a PHP, MySQL, Html expert. The winning coder will get allot of business if he or she does a good job. I intend to make continue changes to the sitees design and function as my clients request new features. The template will be provided after talking to the coder about design, it may not be nessasary if the coder can make it look professional enough without it. This must work and look good in all Browsers.

## Deliverables

1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done.

2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables):

a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment.

b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request.

3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).
