SUMMARY:
I have a client's real estate website that is loading SUPER slow due to having to pull data from 3rd party sources before rending a page. I need to have someone look at the structure of the pages in question and see if you can configure so that the page renders before all of the feeds from the 3rd party are fully complete. The site is heavy in javascript/ajax.
DETAILS:
The client site is RobJensen.com.
When you go to the Community Page ([login to view URL]) and click on one of the communities, it pops up a window that contains the community information. The way this theme works, the individual community page is configured as a 'project'.
Inside of each of these individual community pages (projects) we have six tabs. Inside the 'for sale', 'for rent', and 'sold' tabs we are pulling content from Diverse Solutions via a shortcode that is inserted. I don't think that you need to do anything with these actual feeds.
Since we are pulling these feeds from the 3rd party, it takes forever for the initial project to populate -- sometimes 10-15 seconds, depending on the amount of data inside the data feeds.
I would like to have the initial project/community photo pop up very quickly, then, not pull the data for those feeds until someone clicks on the tab that contains the information. So, upon initial load, the only thing pulling is the one photo. Then, when they click the 'for sale' tab, there may be a slight delay until the data feed is rendered. Then, when they click the 'for rent' tab, there may be another slight delay, etc.
I posted this for comment and got some good feedback and good links on WPMU:

However, this information is above my knowledge level.
When posting your bid, please let me know if you have done this for other client sites and provide examples, if available. Also, use the word "homerun" the start of your proposal/bid so that I know that you read this entire proposal. Your bid will automatically be ignored if you don't use this word first.
If you have any questions, please let me know.
Thanks,
Jeff

I am JavaScript expert, and I work in the industry as a web application engineer. The issue you are having is pulling all the data at once. Lazy loading is one solution, but I think a better solution is to combine lazy loading with not having any wait time at all. When a user clicks on the link, it should load the page right away at blazing speed, and only the necessary image(s) get loaded asynchronously. The user shouldn't be able to tell a difference. They will only see that your website is very fast! So, we can use a combination of lazy loading and not having any wait time as the user browses through the site.
Your website is a single-page-application. Lazy loading for this kind of site can be accomplished by hooking up the images you want loaded for each "route" page and only loading those images when the user gets to that "route".
Please don't hesitate to contact me, so we can get started right away! I will need the source code. I see that the JS file is minimized in the production site. Thanks.
I have an experience in app development and worked in the same field. I have good knowledge of javascript, jquery which makes the web pages dynamic and speeds up them
