Hello, and thank you for your consideration of me to assist with your development project.. This is right up my alley. I am a finance professional and an advanced excel user who underwrites investment real estate, creates investment memorandum, and performs other ad hoc and reporting analysis. Typically, a capital investment decision such as this requires a robust cash flow model that accurately depicts the anticipated returns and allows for comparison of similar investments of like-risk and/or partners' cost of capital. I build complex discounted cash flow ("DCF") and portfolio models from the ground up or can audit/improve on existing models. I have frequently underwrote and modeled all property types, in my past professional positions. I have worked for opportunistic funds doing land deals in China to Core-Plus funds investing union pension monies in the US. I am just as comfortable discussing hospitality as I am pre-loading dirt for tilt-up industrial construction. I won’t restate my entire profile bio here, but I will say my 15+ years in real estate includes (1) senior analytical work for large private equity funds investing domestically and abroad, (2) real estate strategy and reporting for a large corporation, and (3) investment analysis and execution for both commercial and residential real estate assets. The bulk of my work has been in institutional real estate funds, but I apply the same standard regardless of project or deal size.
