I need some help searching for leasehold commercial properties in the UK between 2,500 sq/ft and 40,000 sq/ft that could be used for gyms/ studios/ trampoline parks. The properties must have designated parking with a ratio of 1 space per 200 sq/ft. For example a 10,000 sq/ft property should have a min of 50 parking spaces. The larger the size of property, the more spaces will be required. This will be a regular project with the aim to source around 30-40 pre-qualified sites per week. I will be checking and verifying the properties prior to uploading these into our new website that is currently under construction. Suitable properties are retail warehouses, prominent industrial buildings, former car garages, former ten-pin bowling, former cinemas, leisure parks, retail parks etc The advertised annual rent needs to be less than £15 per sq/ft which can be calculated by dividing the annual rent by the size of the site (ie. £75,000 per year for a 15,000 sq/ft property would be £5 per sq/ft) This is a national search, however, London prices are much more expensive than elsewhere in the UK. This would mean that large sites in London will be too expensive, so smaller sites 2,500 - 6,000 sq/ft would be the focus. Elsewhere in the UK all properties will be considered unless they are in rural locations with minimal population (google maps can show you this) There are a number of UK commercial property websites that can be a good source of properties: EG Property Link Shop Property Move Hut Nova Loca Rightmove Zoopla etc However, these are over searched and often not updated, so properties are still showing even when they have already been let. The best way to source sites will be to individually browse commercial agent's websites.
